Our Development team focuses on identifying opportunities to develop properties for new and existing clients as well as uncovering value-creation opportunities within our existing portfolio. While remaining consistent with our purpose, mission, vision and values, these development initiatives broaden our investment possibilities to drive additional earnings growth.
OUR STRATEGY
In addition to investing in high-quality real estate through acquisitions, we are strategic in identifying opportunities in collaboration with developers worldwide. Our development strategy optimizes asset value in two ways:
Identifying and acquiring properties developed for new and existing clients
Expanding and/or repositioning existing assets
DEVELOPMENT INITIATIVES
- Reposition and/or demise existing properties
- Identify and create value-add outparcel development opportunities where excess land and parking is available
- Expand existing properties to increase rentable square footage per investment
- Partner on build-to-suit and reverse built-to-suit developments for existing properties (single and multi-client users)
- Acquire properties under development leased to new and existing clients
REDEVELOPMENT INITIATIVES
Demise existing buildings allowing us to attract and better retain clients in the market
Partner on built-to-suit and reverse built-to-suit development agreements that enhance the value of an existing property by pursuing its highest and best use, which in some cases could include multi-client buildings
Provide renovations, remodels and expansions of existing buildings to attract high-revenue retailers and enterprises
