What I Do

As Executive Vice President and Chief Investment Officer, I lead the company's property investment activities that are essential to the growth of our real estate portfolio. In this role, I am responsible for our relationships with the various entities through which we source acquisition opportunities such as, prospective tenants, investment banks, private equity firms and advisors. I also manage our property acquisitions team and determine whether the industry, tenant and real estate attributes of an acquisition opportunity merit further review by our Investment Committee, of which I am a member. My focus is to identify the real estate acquisition opportunities that offer the highest possible, risk-adjusted return on our investment and the greatest potential for a reliable source of long-term lease revenue to support monthly dividends that increase over time.

Background

Before joining Realty Income in 2010, I was a real estate investment banker for 20 years. I began my investment banking career with Merrill Lynch, where I worked for 15 years, and was named a Managing Director in 2000. Most recently, I served as the Co-Head of Real Estate Investment Banking at UBS, for three years, before concluding my banking career at RBC, where I served in the same capacity for a year. During my investment banking career, I was responsible for more than $100 billion in real estate capital markets and advisory transactions. I established a relationship with Realty Income in 2001 when I served as the company's lead advisor on its $84 million common stock offering. I continued to work closely with Realty Income's executive management team on its growth and capital strategy, as an advisor, until joining the company in 2010. My experience in investment banking enables me to manage our acquisitions team effectively as well as to evaluate and negotiate large real estate portfolio transactions that assist us in growing our property portfolio.

I have a Bachelor of Arts degree in economics from Washington and Lee University and a Masters of Business Administration degree from the Darden School of Business at The University of Virginia.

Other Information

I served as an Associate on the National Association of Real Estate Investment Trusts Board of Governors from 2009 to 2010 and was a member of the Board of Directors of the National Multi-Housing Council from 2001 to 2009 where I served on the Executive Committee from 2002 to 2004. I am also a member of The Real Estate Round Table President's Council, the Urban Land Institute and the International Council of Shopping Centers.
