REALTY INCOME INCREASES COMMON STOCK MONTHLY DIVIDEND 29th CONSECUTIVE QUARTERLY INCREASE

ESCONDIDO, CALIFORNIA, December 15, 2004—Realty Income Corporation (Realty Income), The Monthly Dividend Company®, (NYSE:O) today announced that its Board of Directors has declared an increase in the Company’s common stock monthly dividend. The amount of the increase reflects the adjustment to the dividend in accordance with the 2-for-1 stock split that was announced on November 17, 2004. On January 3, 2005 the number of Realty Income common shares outstanding will double and each shareholder will receive additional Realty Income shares equal to the shares that they own in the form of a stock dividend. For example, if a shareholder currently owns 100 shares of Realty Income’s common stock, they will receive an additional 100 shares and will then hold a total of 200 shares of Realty Income common stock after the stock split.

The monthly dividend amount was increased to $0.11 per share from $0.109375 per share (as adjusted for the stock split). The new monthly dividend amount is payable on January 17, 2005 to shareholders of record as of January 3, 2005. This is the 29th consecutive quarter in which the Company has increased the amount of its monthly dividend and the 32nd increase since Realty Income went public in 1994. The new monthly dividend amount represents an annualized stock split-adjusted rate of $1.32 per share. The Company continues its long-term policy of declaring and paying common stock dividends on a monthly, rather than on a quarterly, basis.
