Legal Expertise
Our in-house staff of six attorneys and other legal professionals is responsible for the documentation of the Company’s new investments as well as managing legal issues arising from the Company’s existing portfolio. This staff works daily on lease negotiation, closing documents, lease compliance, insurance, environmental review, title, risk management, real estate and securities law as well as a variety of other issues in the operation of the Company’s business.
Managing the Portfolio
The Portfolio Management staff is responsible for the collection of rents, monitoring the payment of property taxes by our tenants, reviewing property operating costs, property sales and the re-lease of any properties that become vacant. This department continually monitors the performance of the Company’s portfolio of properties, makes recommendations to management on portfolio management issues and implements re-lease or sell decisions within the portfolio. The administration and management of a portfolio of 1,197 properties leased to 79 separate retail chains requires a tremendous amount of effort and attention to detail.
Access to Capital
Growth in the size of our real estate portfolio has always depended on our access to capital. And access to capital at attractive prices allows us to meet our growth objectives while maintaining a conservative balance sheet. Staying on top of the capital markets involves monitoring the public markets, reviewing our cost of capital, and determining whether funds may be available, through the issuance of a variety of securities, to meet the Company’s capital requirements. This also includes maintaining relationships with investment banks, commercial banks, securities analysts, credit rating agencies, institutional investors and the investment community as a whole.
Finance and Accounting
In today’s investment world, corporate accounting practices are being scrutinized as never before. We are fortunate to operate a fairly simple business with straightforward accounting. Our finance and accounting department is responsible for generating, collecting, recording and the timely reporting of accurate financial information to the Company’s management. To aid the department in its activities, we maintain state-of-the-art technology resources. The information collected and reported by this department serves as the basis for our operating decisions and reports to regulatory bodies and shareholders.
Financial Communications
Timely communication with all of our stakeholders is important to the success of the Company. The Investor Relation’s department is tasked with introducing Realty Income to the multitude of financial advisors searching for a reliable source of income for their clients. Shareholder questions are answered and administrative issues are also managed by our investor relations staff.
