So what are our answers to these questions? Let’s take them one at a time.
Why does this Company exist?
If you ask one of our employees why Realty Income exists, they will tell you, “To pay increasing monthly dividends to our shareholders.” I’m pretty sure about this because I regularly ask our employees this question. Well, OK, sometimes a few of them get this answer wrong when they are new to the Company, but they soon figure out that getting it right is better than listening to me drone on about the right answer. The Company was founded over 34 years ago to pay increasing monthly dividends to its shareholders and this continues to be the guiding principle behind all of our activities.
Whom do we serve?
Realty Income exists to serve the needs of its shareholders, the majority of whom invested in this Company to receive monthly dividends that they depend on for income in retirement.
What are our core values?
To operate the Company in a manner that protects, preserves and grows the monthly dividend, and to respect our employees, customers, other company stakeholders and shareholders. Within this is a commitment by our employees to value integrity, act honestly, and to serve as a fiduciary for the benefit of our shareholders. We strive to manage our business as well as we possibly can (mindful of the risk our shareholders are willing to take with their capital), and then to accurately report the results of our efforts, letting the chips fall where they may.
Our most important goal is to operate our business so that we can continue to provide the income upon which so many people rely. Remaining conservative in our operations and balance sheet is vitally important to realizing this goal. Preserving and protecting the dividend is a responsibility we take seriously. Every decision we make, whether it’s to acquire a new property, raise new capital, or in any other area of our business, is guided by the need to generate reliable revenue supporting the payment of monthly dividends.
