It should be noted that "Funds from Operations," or FFO, is widely used by real estate investments trusts as an additional financial measurement. FFO excludes gains or losses on the sale of assets and non-cash charges for depreciation of real estate assets. It is one measure of a real estate company's cash flow and of its ability to pay dividends.
